We appreciate that at a time when you’re handing over large sums of money, having a full structural survey carried out may seem like an unnecessary additional expense. Research by RICS (the Royal Institution of Chartered Surveyors) shows that home buyers spend an average of £5,750 in repair bills when they move in.
This is because, depending on the property, most mortgage lenders only require a basic home valuation report. While these reports confirm the current market value of the property they are just a brief inspection, and they don’t uncover structural defects, rot or subsidence. Faced with a potential repair bill in the thousands, spending a few hundred pounds on a proper structural survey suddenly seems like a sensible idea.
Take a look at this video of a survey we carried out on a house in the Chilterns. This property had already sailed through the lender’s mortgage valuation when the buyer called us in. It’s an extreme example, but it shows how reliance just on the basic mortgage valuation can be risky.
